Deck Staining Letter March 2014

RE:   2014 MANDATORY DECK STAINING FOR BRIDGEPOINTE

Dear Homeowner:
 
Well folks it’s that time once again!  As you know the Board of Directors is responsible, among other things, to promote the safety, well-being and an aesthetic environment for all residents and their guests to enjoy and to ensure market values are the highest they can be.  Therefore the Association is hopeful that all owners will comply with their obligation to maintain their deck at the minimum requirement, which includes power washing and
re-staining the deck every three years.    
 
The Following is mandatory:   
As per the by-laws of the Association “decks shall be maintained by the unit owner. At
a minimum, the deck shall be power washed and restained every three years.” The approved deck stain is OLYMPIC  HONEY GOLD. Only this stain can be used and is available at Lowes.
 
2.    If any repairs are needed they should be attended to before staining is performed. All decks must be powered washed prior to staining.
 
3.   You must provide your proof of power washing and staining once all is complete to the Manager’s Office by either dropping off, fax to:  (732-566-8666) or email bparker@taylormgt.com.
 
4.    You will have until AUGUST 31, 2014 to provide your receipt or other proof work was performed.
 
5.   This is your only notification that you will receive so if you don’t abide by the deadline you WILL be subject to a fine of $25.00 per day until such time as receipt/proof is provided.  If you are fined the fee is added to your maintenance account and is subject to the same collection process as with your maintenance fees.  For those units who were already in violation your fine will continue at $500.00 per month until proof is provided that work was completed.

Board of Directors Meeting Schedule

All open meetings will be held at Bridgepointe’s Clubhouse at 7:30 PM.  In the event a meeting is cancelled or postponed, a notice will be published on the Association’s web site. Our landscaper vendor Landscape Maintenance Service will be attending all of our Open Meetings.  Below you will find the schedule:

Submit Your Proxy

IMPORTANT NOTICE TO BRIDGEPOINTE HOMEOWNERS!!!!

Dear Homeowners:
Many homeowners have yet to turn in their proxy to vote on the member seeking election to the Bridgepointe Board of Directors. There is also one open seat in addition to the incumbent seat. It is imperative to either hand in your proxy or vote in person at the Clubhouse at the Annual Election/Budget Meeting on November 7, 2013 at 7:30 PM.

Even though the candidate is running uncontested, we still need your proxy to count towards quorum. If we do not have the votes to reach a quorum we will have to do an additional mailing of the proxies to the community. This wil result in an additional cost of postage for the mailing as the election will continue. You can pick up a blank proxy at the clubhouse at anytime- day or night. Just drop your Proxy in the Clubhouse mailbox.

An Open Letter to the Residents of the Bridgepointe Community:

I am writing this in response to a letter that was published on your Home Owners website and distributed throughout your community by Councilman Robert Volkert.  In his open letter to you, he asked Bridgepointe Residents to attend our August 19, 2013 Council Meeting under the pretext that the Township Council was going to pass an ordinance that was going to degrade your quality of life by adding additional apartment units to your complex.  I am writing this response to tell you that Mr. Volkert’s letter was disingenuous and intentionally misleading and that what was passed DID NOT in any way add any additional approvals to the Bridgepointe complex.

Please attend the Township Council meeting on August 19, 2013 at 7:30pm at the municipal complex. The Council is considering a revised Master Plan ordinance that would result in the construction of 382 new apartment units in the Bridgepointe complex.

SHUTTER PAINTING

Pruning White Flags

Dear Homeowners,
 
Over the course of the next week, our landscaping company, LMS, will be performing the semi-annual pruning of the shrubbery. If there are specific shrubs that you do not want the landscapers to address, please stop by the office on Wednesday June 19 between 10:00am-7:00pm to pick up white flags. These flags should be placed in the areas that you do not want addressed. Mulching of the community will occur after the pruning.

Dryer Vent Cleaning 2013

In an effort keep track of all of the due dates for the Association, Taylor
Management, will be implementing a specific timeframe in which all dryer vents
are to be cleaned. This procedure will be implemented to prevent fire hazards
and to ensure the safety of all residents and their property.
You will receive a reminder at the beginning of each year that the cleanings must
take place. All residents must have their dryer cleaned between February 1,
2013 and April 30, 2013. Your dyer vent will then need to be cleaned every two
years thereafter during the same time period. Your receipt from your dryer
vent cleaning must indicate that your dryer vent was serviced between
those dates. Please submit this documentation to the Management office
no later than May 1, 2013 or fax to 732-566-8666.
