Special Assessment

Bridgepointe Condo Association Homeowners
Dear Unit Owners:
We would like to inform you that due to circumstances beyond our control and for the first time in many years a special assessment will be required for all unit owners to maintain the integrity of our current budget. There are several factors that necessitate the need for this special assessment, which are explained below.
Bridgepointe was cited by the Old Bridge Fire Department to inspect all fire hydrants throughout the community. Many of the fire hydrants were in need of extensive repairs due to corrosion of the piping underground. Bridgepointe owns the fire hydrants and is responsible for the maintenance of them. Many water main breaks have also occurred. As a result, the Association has exceeded our budget for water main breaks. The budgeted amount for Bridgepointe water main breaks in 2015 was $25,000. The actual amount billed to Bridgepointe and paid to the contracted vendor for water main breaks and repairs to the fire hydrants is approximately $100,000.00 as of May 14, 2015 leaving a deficit of approximately $75,000.00.
Insurance premiums have increased this year by $41,097.  Snow removal for 2014 was over budget by approximately $10,000.00 and we are currently going over budget this year by $5,000.00.
Based on the overage for these budget line items, a one-time special assessment totaling $460 per unit was voted and approved by the Board of Directors at the Association meeting on May 13, 2015.  You
have the option to pay this special assessment over a four-month period at $115, per month beginning on July 1, 2015. Coupons for this special assessment will be mailed to each owner prior to July 1, 2015. These additional coupons are to be mailed in as well as the coupons for your monthly maintenance fees. Owners may pay the entire $460 at one time by mailing in all coupons with one check.
If you are currently on Taylor Management’s direct debit, the assessment will automatically be debited for an additional $115 per month for four   months only and you will not be receiving a coupon book.  If you do auto payment with your own bank, you will receive the coupons.
Please remember to make your payment out to the Bridgepointe Condo Association and include your account number on all payments and mail to the PO Box in Newark, stated on your coupon.
Please Note: Similar to your monthly maintenance fees, if the special assessment payments are not received when they are due, the Association will pursue collecting these monies as a collection matter by the association’s attorney, with all late and legal fees being the unit owner’s responsibility. The normal late fee date for monthly maintenance fees is the 15th of each month. The Board has agreed to the 20th of each month as a late fee cut-off date for the special assessment payments.

Pool Season 2015

Dear Homeowner:
Welcome to the 2015 Pool Season!  This letter is to advise you about the 2015 pool pass validation procedure. For everyone’s convenience, we have tried to make the pool validation process as easy as possible. 
The Bridgepointe pool will be open on weekends from May 23, 2015 to June 21, 2015. The pool will then open daily from June 22, 2015 through September 7, 2015.
The hours of operation will be:
                       11:00 AM – 8:00 PM – Monday thru Thursday
                       10:00 AM – 8:00 PM – Friday & Saturday
                       10:30 AM – 7:30 PM – Sunday
Update on Matawan Road bridge reconstruction

Work on the Matawan Road a/k/a Laurence Harbor Parkway Bridge over the Garden State Parkway, at Exit 120, will begin after 9 p.m. Wednesday, May 20, according to Old Bridge Mayor Owen Henry.
Fire reconstruction project

2014 Year In Review

Throughout this past year, your Board has worked hard to reduce inefficiencies, go green for the environment, improve safety, and beautify our community. The Board thanks all homeowners for their support, especially those who have volunteered their time to help with specific projects or events. Active participation fosters a greater sense of community through diverse opinions, different perspectives, and methods to achieve common goals.

BP Pool Changes for 2015

We are pleased to announce that the pool will be opening for the 2015 season shortly, but wanted to share with you some changes that will be implemented. These changes were necessary to ensure that the pool is being used by homeowners who are up to date on their maintenance fees.

Driveway Resurfacing

Every two years the Bridgepointe Condominium Association proactively reviews the condition of the asphalt driveways throughout the community.  In an effort to
have the entire community sealcoat their driveways in 2015 the Association is sending you this letter in advance that this Spring/Summer all homeowners will have to sealcoat their driveways in accordance with the Rules and Regulations of Bridgepointe:
Windows and Doors; Driveways and Sidewalks
Each unit owner shall be responsible for the purchase, maintenance, repair and replacement of all windows, including skylights, of the unit. In addition, the unit owner shall be responsible for the repair and maintenance of the front door and any doors leading on the balcony, terrace or patio adjacent to his unit and the driveway and sidewalk leading to his unit and the patio.
Mandatory 2015 Dryer Vent Cleaning

Re:  Mandatory Dryer Vent Cleanings
In an effort keep track of all of the due dates for the Association, Taylor Management, will be implementing a specific timeframe in which all dryer vents are to be cleaned. This procedure will be implemented to prevent fire hazards and to ensure the safety of all residents and their property.
You will receive a reminder at the beginning of each year that the cleanings must take place. All residents must have their dryer cleaned between February 1, 2015 and May 31, 2015. Your dyer vent will then need to be cleaned every two years thereafter during the same time period. Your receipt from your dryer vent cleaning must indicate that your dryer vent was serviced between those dates. Please submit this documentation to the Management office no later than May 31, 2015, fax to 732-566-8666 or email to .
