NEW HOURS  Management Office in Clubhouse
The Bridgepointe Condominium Association Management Office is in the Clubhouse located at 1 Alexandria Parkway in Laurence Harbor borough of Old Bridge Township.
Hours of Operation
Monday from 9:00 am to 5:00 pm
Tuesday closed - you may call the Taylor management Regional Office at 732-764-1001 for assistance. 
Wednesday from 9:00 am to 7:00 pm  -- EARLY EVENING HOURS
Thursday from 9:00 am to 5:00 pm
Friday from 9:00 am to 3:00 pm
A 24-hour EMERGENCY telephone number (888) 499-9832 is available. This telephone number is to be used after hours, weekends, and holidays in case of fire, flood or other extreme Emergencies only.
On-site maintenance personnel are employed by the Association to help
maintain the property.  Please contact the office to report any maintenance
concerns covered under the By-Laws of the Association.
Participating in the maintenance and upkeep of your neighborhood is key to an
overall feeling of pride and enjoyment in this Association.  The Association staff
Is available to assist you in any way possible to promote the highest possible living standard.

Re: Census Form Request and Parking Resolution
Dear Homeowner:
At the 2016 Annual Bridgepointe Condominium Association meeting held this past November, the Board approved a new Parking and Towing Resolution. The purpose of this Resolution is two-fold. First to address the parking issues throughout the community and second to prevent the delinquent owners from using the common areas such as parking spaces and the driveway in front of the garage. Parking is a privilege reserved for homeowners in good standing. Please consider this your official notice of the resolution. Towing will begin immediately for any cars illegally parked due to safety concerns. No parking is ever allowed on our streets except in designated areas. If you are a landlord, please provide this notice to your renter and review with them. A copy will also be sent to the address at Bridgepointe.
NOTE: Only delinquent owners who set up a payment plan with the association’s attorney may continue to use the common area parking spaces and their driveways.
In addition, completing this form is beneficial to you as a homeowner as well as the Association.  Submitting this Census Form provides Management and the Association with the most current information, which is vital in the event of an emergency.  You have the Association website, which provides you the ability to pay your maintenance bill online, create work orders, reduce mailing costs, and receive timely updates in emergencies, etc. 
Please complete the enclosed form and return it to the Management Office in the clubhouse or fax to 732- 566-8666 no later than February 15, 2017.  You may also email the form to jhanley@taylormgt.com or mail to Bridgepointe Condominium Association, 1 Alexandria Parkway, Laurence Harbor, NJ 08879.
Please note that failure to complete this Census Form by February 15, 2017 will result in your 2017 pool privileges being revoked. Your exercise room privileges and any other BP amenities will also be revoked and daily fines of $25.00 a day will accrue until submission of your census form, as well as parking on the common area. Alfieri - Old Bridge Township - Bridgepointe 
October 13, 2016 Special Meeting of Bridgepointe Unit Owners
The revised Concept Plan (“529 Apartment Unit Plan”) submitted to the Board eliminated Townhouse units (a valuable housing product) to avoid competition with Bridgepointe townhouse units and removed a retail component.  The attached Plan was revised to show 30/50 parking space lot on a 4+ acre lot.
Alfieri to design and seek approval for a 50 parking lot to be built in phases.  Upon the issuance of the 100th Certificate of Occupancy, Alfieri is prepared to build a 30 parking space lot.  The Association and Alfieri will monitor the use of the lot for one (1) year.  If it is demonstrated that the lot is inadequate to meet demand, Alfieri will expand the lot from 30 to 50 spaces.  To secure that commitment, upon the completion of the 30 space lot Alfieri is prepared to put $100,000 in escrow.  This amount represents the estimated cost to expand the lot.  However, if during the first year the lot is underutilized, the escrowed funds will be returned to Alfieri.
Alfieri to convey title to the Emergency Access Road/Service Road to Bridgepointe, subject to easement for emergency access.
Alfieri to convey title to the future parking area to Bridgepointe. 
*Total value of unimproved land if developed by Alfieri for residential or retail purposes is ±$1,500,000.
*Upon receipt of its 1st Certificate of Occupancy for an apartment building or apartment unit therein, Alfieri will convey title to the Association of the land on which the parking lot will be constructed together with the existing entrance road.
Alfieri will make a cash contribution to the Association of $100,000 for any improvements it deems appropriate such as water lines and fire hydrants.  To be paid upon receipt of first Certificate of Occupancy for an Apartment Building or Apartment Unit.
Apartment buildings to be of same quality in terms of design and aesthetics as Plans and Photographs forward to the Association on February 1, 2016.
Automobile access to the Alfieri Property from the end of the Emergency Access Road/Service Road will be restricted by a break away barrier acceptable to the Township.
The market rate luxury apartments shall all be either one (1) or two (2) bedroom units.  Approximately 50% of the affordable units will be located on the portion of the Alfieri Property north of the stream, and approximately 50% south of the stream.
At the request of the Township the affordable set aside was increased from 15% to 20%, the required +/-$3,500,000 in on and off-site road improvements must be completed before the 239th Certificate of Occupancy can be issued for an apartment unit and no more than the 238th Certificates of Occupancy can be issued until the +/-$3,500,000 shell of a spec non-residential building is completed. 
The Board will not object to the Final Plan or Alfieri's development as described in the Township's Final Plan and depicted on the 529 Apartment Unit Plan (containing 423 market rate and 106 affordable all age apartment units).  Upon Court approval of the Township Plan, including the rezoning of the Alfieri Parcel for 529 apartment units and 217,000 square feet of flex/office uses, the parties shall enter into an agreement which makes fulfillment of Alfieri's obligations expressly conditioned upon Alfieri obtaining all governmental permits and approvals for its 529 Apartment Unit Plan and the issuance of the first Certificate of Occupancy.

Dear Unit Owner:
Please be advised that on Thursday, October 13, 2016 at 7:00 p.m., at the Bridgepointe Condominium Clubhouse located at 1 Alexandria Parkway, Laurence Harbour, New Jersey 08829, the Bridgepointe Condominium Association Board of Directors will hold a special meeting for all unit owners.
This meeting will provide the membership with an overview and update regarding the proposed mixed-use development project by Alfieri-Old Bridge Associates, LLC (“Developer”) to the adjacent lot just south of Bridgepointe.  A member of the Developer will attend the meeting and provide the membership with an overview of the project and will advise of any concessions and/or contributions that the Developer will make to Bridgepointe as part of its development.
We invite all homeowners to attend this very important meeting and look forward to seeing you all there.

Windows and Doors; Driveways and Sidewalks
Each unit owner shall be responsible for the purchase, maintenance, repair and replacement of all windows, including skylights, of the unit. In addition, the unit owner shall be responsible for the repair and maintenance of the front door and any doors leading on the balcony, terrace or patio adjacent to his unit and the driveway and sidewalk leading to his unit and the patio.
