Pool Season 2015

BRIDGEPOINTE 2015 POOL SEASON
OPENING SATURDAY, MAY 23, 2015
 
Dear Homeowner:
 
Welcome to the 2015 Pool Season!  This letter is to advise you about the 2015 pool pass validation procedure. For everyone’s convenience, we have tried to make the pool validation process as easy as possible. 
 
The Bridgepointe pool will be open on weekends from May 23, 2015 to June 21, 2015. The pool will then open daily from June 22, 2015 through September 7, 2015.
 
The hours of operation will be:
                       11:00 AM – 8:00 PM – Monday thru Thursday
                       10:00 AM – 8:00 PM – Friday & Saturday
                       10:30 AM – 7:30 PM – Sunday

Update on Matawan Road bridge reconstruction

Work on the Matawan Road a/k/a Laurence Harbor Parkway Bridge over the Garden State Parkway, at Exit 120, will begin after 9 p.m. Wednesday, May 20, according to Old Bridge Mayor Owen Henry.

Fire reconstruction project

Board of Directors Meeting Schedule

All open meetings will be held at Bridgepointe’s Clubhouse at 7:30 PM.  In the event a meeting is cancelled or postponed, a notice will be published on the Association’s web site. BP Pool Changes for 2015

Driveway Resurfacing

Every two years the Bridgepointe Condominium Association proactively reviews the condition of the asphalt driveways throughout the community.  In an effort to
have the entire community sealcoat their driveways in 2015 the Association is sending you this letter in advance that this Spring/Summer all homeowners will have to sealcoat their driveways in accordance with the Rules and Regulations of Bridgepointe:
 
Maintenance
Windows and Doors; Driveways and Sidewalks
Each unit owner shall be responsible for the purchase, maintenance, repair and replacement of all windows, including skylights, of the unit. In addition, the unit owner shall be responsible for the repair and maintenance of the front door and any doors leading on the balcony, terrace or patio adjacent to his unit and the driveway and sidewalk leading to his unit and the patio.

Mandatory 2015 Dryer Vent Cleaning

Re:  Mandatory Dryer Vent Cleanings
 
In an effort keep track of all of the due dates for the Association, Taylor Management, will be implementing a specific timeframe in which all dryer vents are to be cleaned. This procedure will be implemented to prevent fire hazards and to ensure the safety of all residents and their property.
 
You will receive a reminder at the beginning of each year that the cleanings must take place. All residents must have their dryer cleaned between February 1, 2015 and May 31, 2015. Your dyer vent will then need to be cleaned every two years thereafter during the same time period. Your receipt from your dryer vent cleaning must indicate that your dryer vent was serviced between those dates. Please submit this documentation to the Management office no later than May 31, 2015, fax to 732-566-8666 or email to bparker@taylormgt.com .

Deck Staining Letter March 2014

Dear Homeowner:
 
Well folks it’s that time once again!  As you know the Board of Directors is responsible, among other things, to promote the safety, well-being and an aesthetic environment for all residents and their guests to enjoy and to ensure market values are the highest they can be.  Therefore the Association is hopeful that all owners will comply with their obligation to maintain their deck at the minimum requirement, which includes power washing and
re-staining the deck every three years.    
 
The Following is mandatory:   
As per the by-laws of the Association “decks shall be maintained by the unit owner. At
a minimum, the deck shall be power washed and restained every three years.” The approved deck stain is OLYMPIC  HONEY GOLD. Only this stain can be used and is available at Lowes.
 
2.    If any repairs are needed they should be attended to before staining is performed. All decks must be powered washed prior to staining.
 
3.   You must provide your proof of power washing and staining once all is complete to the Manager’s Office by either dropping off, fax to:  (732-566-8666) or email bparker@taylormgt.com.
 
4.    You will have until AUGUST 31, 2014 to provide your receipt or other proof work was performed.
 
5.   This is your only notification that you will receive so if you don’t abide by the deadline you WILL be subject to a fine of $25.00 per day until such time as receipt/proof is provided.  If you are fined the fee is added to your maintenance account and is subject to the same collection process as with your maintenance fees.  For those units who were already in violation your fine will continue at $500.00 per month until proof is provided that work was completed.
