OPENING SATURDAY, MAY 26, 2018
Welcome to the 2018 Pool Season! This letter is to advise you about the 2018 pool pass validation procedure. For everyone’s convenience, we have tried to make the pool validation process as easy as possible.
The season will run from Saturday May 26, 2018 on weekends until June 17, 2018 and all week starting June 18, 2018 through Monday September 3, 2018 as follows:

PLEASE BE ADVISED THAT POOL PASSES WILL NOT BE ISSUED FOR THE FOLLOWING REASONS:
- If you are delinquent or have any unpaid fines.
- If you have any outstanding violations.
Your maintenance fee must be current (0.00 Balance) or you must pay in full and the check must clear the bank, prior to receiving your 2018 stickers. This includes fixing any violations and or fines.
Please be sure place your 2018 pool sticker over last year’s sticker. Any resident over the age of five (5) is required to have a pool pass to enter the pool.
Homeowners / Tenants that have their passes and only need to get 2018 sticker, may visit the Clubhouse Office after April 30, 2018 during normal hours of Monday – Friday 9 AM to 5 PM except Wednesday till 7 PM and Fridays the office closes at 3 PM.
A Management representative will be available at the Clubhouse to validate passes on Saturday, May, 19, 2018 from 9:00am-2:00pm
New homeowners and homeowners that have lost their passes, MUST SUBMIT A PASSPORT SIZE PHOTO FOR A NEW PASS TO BE ISSUED – PHOTOS CAN BE TAKEN AT THE OFFICE IN THE CLUBHOUSE DURING NORMAL BUSINESS HOURS.
The photo and the required documentation must be with you during business hours at the on-site office. Office hours are Monday – Friday 9 AM to 5 PM except Wednesday till 7 PM and Fridays the office closes at 3 PM.
A Management representative will be available at the Clubhouse to validate passes on Saturday, May, 19, 2018 from 9:00am-2:00pm.
During the week of May 14th the office will be open until 7:00PM each night
Additionally, pool pass validation is not an emergency matter, therefore, please DO NOT call the Management Emergency service in regard to this matter.
In addition, homeowners will receive a NEW LIGHT PURPLE Guest Pass booklet. These passes must be handed in each time you bring a guest. (max 4 guest per visit) Your guest will not be permitted to use the pool unless they are accompanied by the homeowner, who must be eighteen (18) years or older and the guest pass is provided to the lifeguard. If your picture badge or guests pass booklet is lost or stolen or if you are in need of an additional guest pass booklet there is a $10.00 charge for replacement for each. There will be no exceptions. Homeowners and their guests must register with the lifeguard, prior to using the pool.
The Bridgepointe 2018 Pool Rules are on the website at bridgepointenj.com. Please read this information carefully, since the pool regulations must be followed and will be enforced by the pool company. Infractions to the rules can lead to the revocation of pool privileges.

Input from the community is always welcome and all Bridgepointe residents are encouraged to attend and get to know the Board, the Taylor Management team, and your neighbors who are involved in the activities of the community.
The board has engaged an engineering firm to draft a “Request for Proposal” and “Specifications” for all of the roadways in the community to be repaved.
This roadwork will improve the streets overall and correct some of the drainage issues that we have experienced over the years.
The funds for this project are already accrued in the reserve account, which is from the maintenance assessment.
This will be a big undertaking and as we get closer we anticipate requesting your participation as the roadway will be blocked in certain areas during certain hours of the day. Please keep in mind that this is making Bridgepointe a nicer place to call home.

TAYLOR MANAGEMENT COMPANY is the Association’s community management company. Our manager is Jim Hanley and he works out of the Bridgepointe Office on Monday through Thursday 9am to 5pm, Wednesday until 7pm and Friday from 9am to 3pm.

BARBECUE GRILLING RULES
Charcoal grilling is NOT permitted anywhere on Bridgepointe property! Grills need to be stored at the farthest point on the deck.
TRASH REMOVAL REMINDER:
If you wish to dispose of your furniture (sofas, chairs, old refrigerators, bookcases, etc.) please call Republic disposal 732 545 8988. Give them your name, address, and tell them that you need a special pick-up for items.
Please only place your trash cans at the curb no earlier than 5PM the night before the scheduled pickups or example place on Sunday (after 5 pm) for Monday pickup & place the trash cans Wednesday night after 5 pm for Thursday pick up. Please be courteous to your neighbors and do not place outside the homes earlier than asked. Please do not leave them outside your unit after garbage pickup. Fines will be levied if left outside.
ROADWAY REMINDERS: Spring is here and summer will soon be approaching. Children are at play throughout the community. The speed limit throughout the community is 15mph. Please watch your speed.
NO PARKING shall be permitted upon any of the streets or roads at any time. Due to limited parking available, unit owners and tenants must utilize their driveways and garages. Please be courteous to your neighbors and do not park illegally. No vehicle can be parked in the same parking space for more than five consecutive days.
PET REMINDERS: Based on Township Ordinances, all dogs must be kept on a leash when they are outdoors. They must also be licensed.
It is the individual owner’s responsibility to clean up after their pet and dispose of the waste immediately. Pet waste disposal stations are provided throughout the development for your convenience. Please be courteous to your neighbors and pick up after your pet. Any homeowner’s lawn area that is soiled or stained from dog urine will be billed back to the homeowner for the turf repairs.
LANDSCAPING REMINDERS: A Property Modification form must be submitted to the Management Office for any planting changes of shrubs or trees surrounding your property. Hardwiring of Lighting in flower beds and statues is prohibited. Small solar lights are permitted with a property modification form on file.

The Bridgepointe Condominium Association's Annual and Election Meeting this year is Thursday, November 16, 2017 at 7:30 in the Clubhouse; the election of one board member will also take place. You should have received important information regarding the election. There are three candidates running for the one position on the board.
If you are unable to make the meeting, you can still exercise your right to vote by filling out an absentee ballot.

Windows and Doors; Driveways and Sidewalks
Each unit owner shall be responsible for the purchase, maintenance, repair and replacement of all windows, including skylights, of the unit. In addition, the unit owner shall be responsible for the repair and maintenance of the front door and any doors leading on the balcony, terrace or patio adjacent to his unit and the driveway and sidewalk leading to his unit and the patio.
